We interviewed with him a couple of times before taking the listing, provided him with substantial information to share with the other family members in preparedness to listing the house and had meaningful conversation about what the best strategy for their situation was. We understood how delicate and controversial this type of family situations can be after the loss of a father, therefore, we knew that our experience, patience, guidance and open communication would be essential factors for this family to get through this transaction successfully.
The house was in good shape to be sold in “As-Is” condition without the big hassle of repairing or remodeling it, which it was the best route to take for the family after the heartache of a significant loss.
We coordinated with the family a timeline to vacate the father’s personal belongings, get the house in shape to be listed, gardening, housecleaning, staging, pictures and marketing to meet the goal of having the house sold before a certain time of the year. Everything was successful and the house went on the market as planned. After 2 weeks, a couple of open houses with over 100 visitors and over 50 realtors showing, the house received 9 offers many for above the asking price. The house sold for $15,000 above asking price, escrow was closed on time and seller’s family was very satisfied with the outcome.
